           Looking for your very own home? Whether you are seeking a new or a pre-owned residence, or even an planning to build an original design, we are ready to give you a hand if you feel you could use some extra funds by reconfiguring your finance plans as follows

Type of loan

Overdraft (O/D) only or including loan monthly payments for other purposes, not limited to housing loans or refinance

Maximum Loan *O/D not exceeding 60% of the value appraised by the bank, limited to 5 million THB
*O/D plus maximum loan allowed not exceeding 80% of the value appraised by the bank (75% for commercial buildings)
*The collateral must be owned and currently in use.
Loan Duration *O/D is renewed annually
*maximum duration is 30 years, loaner must not exceed 65 years of age upon completion of the contract
Interest Rate *O/D is MRR + 1% per annum
*Loan allowance will be as issued by the bank at that given period
*Other multi-purpose loan that does not consider a housing loan will use the following collateral appraisal scheme:
- single houses, twin houses, townhouses and condominiums will be charged MLR per annum
- commercial buildings will be charged MLR +1% per annum
Fees *Loan request fees for each term is 1,000 THB
*Appraisal fee is 2,500 per collateral plus VAT 7%, i.e. 2,675 THB net.
*Legal agreement and/or collateral registration fee is 0.05% of the loan allowance plus VAT 7%; the fee will be ranged between 1,070 THB and 3,210 THB
*Compensation fee for total repayment within 3 years from the contract agreement date is 3% of the loan amount allowed, excepted the O/D that is renewed on an annual basis
*O/D attending fee is 2,000 THB per annum
*Site inspection fee is 1,000 THB plus VAT 7%, the minimum being 1,070 THB per inspection (for house builders)

*Copy of the ID Card/ *Copy of the Marriage Certificate/Divorce Certificate(if any)
*Copy of the Residence Registry *Copy of the spouse's death certificate (in case the spouse is deceased)

Revenue Certification Document

For Employees Business Owner
*Income/salary certification or salary slip, bank account that shows additional deposit every month *Copy of trade registration/ Ministry of Commerce
*Other account(s) (if any) *Statement of account activity for the last 6 months

Documents Related to the Collateral

*Copy of the title deed or a document certifying ownership along with contents on the back of each page (original size copy) *Copy of the land contract of sale issued by the Land Department(T.D.13) (in case of a pre-owned house purchase or a refinance)
*Copy of the contract of sale (in case of a house acquisition) *12 installments receipt or a statement showing 12 installments paid (repayment according to agreed conditions) and a copy of the loan contract from the original finance institution (in case of refinance)
*Locality map of the collateral  
*Copy of the down payment installments receipt (if any)  
*Building construction authorization, building blueprints and the contract
